We try our best to make sure your tenancy fees are easy to understand and as fair as possible.

Securing a property
The best properties tend to go quickly. Be prepared to provide the following information:
Photo identification (such as a driving licence or passport).
Evidence of your current address (such as a utility bill). Deposit funds of five weeks rent. Holding Deposit of one weeks rent (see condition in our application form).
Be ready to sign a tenancy application form.
If you need a guarantor, get this set up in good time.

Equal to one weeks rent (see terms and conditions in securing the property section)

Keys
In the event that any keys have been lost, pay reasonable costs for replacement.

Referencing: criteria may include the following:
We will contact any landlord you have had within the last 3 years.

Confirmation of earnings. A credit check – this will allow them to see if you have a good history of paying your bills. Your bank details – including bank name, account number and sort-code.
Details of your employment – your employer, job title, payroll number, salary, previous employer, etc.

Tenancy agreement
Alterations to the tenancy agreement - To pay the agent the sum of £75.00 inclusive of VAT when the tenant requests a variation, assignment or novation of a tenancy.

What is a tenancy agreement?
Tenancy agreement: A tenancy agreement is a contract between you and the landlord, setting out the terms and conditions of the tenancy and the rights and obligations the landlord and the tenant have to each other and the property.

Rent payments
Will be due on the 1st of every month.

Insurance
It is the job of the landlord to insure the bricks and mortar of the property, but your landlord won’t insure your personal belongings.

Deposit
The deposit will be held by a government approved deposit scheme and is due prior to commencement of the tenancy.

The deposit will be equivalent to five weeks rent.

Once the full deposit is paid, the property is then secured. The deposit will be held by the deposit protection service (DPS). The deposit is held against any non payment of rent or damages to the property over and above fair wear and tear.

We register deposits with The deposit protection service www.depositprotection.com and a deposit certificate will be issued on registration of the deposit with the DPS.
